Eight Tips on Preventing Water Damage

Water is like a hammer, able to build and destroy. The globe upon which we base our survival is covered with this life-sustaining element. All life requires water. Water is the most important nutrient for life and as such, the human body consists of approximately 75% water. However, in a moment of time, through a flood, hurricane, or some other force, water may become a stimulus for disaster. Emergencies of that nature need immediate attention or the damage will escalate into a mold mitigating operation.   • Exterior Walls – inspect the exterior siding of your home or business for any water damage or rotting wood. Walls that are painted and sealed will assist to mitigate moisture from leaking and could damage interior areas of your property.
  • Drainage – Ensure the sprinkler system is not spraying water through an open window or any other crack and crevice. Even water that seeps into the foundation can cause structural problems. French drains can help drain water where you direct it.
  • Water Shut-Off Valve – Everyone in your household or business needs to know where the water shut-off valve is located and to know how to shut it down when a water pipe has burst.
  • Excess Soil Moisture – Soil erosion and excessive dampness around the structure's exterior indicates a drainage system or rain gutters are not doing what they are designed for.
  • Trees and Shrubs – Tree branches that come in contact with the exterior portion of your structure need to be trimmed to prevent damage to walls, roof, and gutter waste. Ivy or other types of vines climbing the exterior walls may have a certain aesthetic appeal but promise to dig into and further widen any crack or crevice.
  • Metal Flashing – Inspect metal flashing around vent pipes, chimneys, and roof joints for damage.
  • HVAC Systems – Inspect for damage, leaks, or loose connections. If you notice a small leak coming from the ceiling of your bathroom and the HVAC is located above the living room, you may receive mixed messages regarding where the source of the leak is coming from.
  • Roofing Damage – Any damage to your roof will require a roofer’s expertise. However, you can do some advanced scouting by searching for any damaged or missing shingles and for any dilapidated areas.
